We are looking to relocate and originally wanted to move to Nocatee, but are now looking at other neighborhoods as well. Will go as south as St. Augustine Shores. We still like Nocatee, but ... Any advice?

Have you looked at Las Calinas just north of Palencia on US1, it seemed like a real nice community.

I am a great fan of Nocatee as long as you accept the overheads (CDD HOA and taxes) and its location ( distance from St Augustine and Jax)
I have just purchased in Heritage Park and got a great deal with low cdd and hoa and I am near downtown the malls and the freeway
There are a lot of builders out there with great deals being offered so look around
St Augustine Shores is mixed with old houses and some new build by Deltona. I dont like the location as too far to beach and downtown but nearer than Nocatee
I would be happy to talk with you

That's a lot of miles of real estate to cover looking for opinions. You give no information on what is listed on your "wants" list and a price range. If you are interested in Nocatee, what would cause you to consider looking south in St. Augustine as far south as St. Augustine Shores?

We found Nocatee while visiting family in Ponte Vedra and now my mother just moved to an adult community in St. Augustine (off Wildwood). So anywhere in between. We need to stay under $250,000 for around 2000 sq ft. and need good schools.

I would definitely suggest that you look in St. Augustine Shores. You should have no trouble finding a home in your price range there. I think it is a great family area as the schools are excellent and the neighborhoods have sidewalks there. The newer homes are in the southern section. I recently saw a 5 year old block home home in Tuscany Ridge priced at $250,000. The address is 329 Palmas, 32086. If you private message Peter the Brit, he should be able to give you more details about this home and many others off US 1 and Wildwood Dr. St. Augustine Shores is a 20 minute drive to Crescent Beach which is a nice family oriented beach.

Check out Greenleaf Village in Nocatee. It's really filling out nicely and I think the houses are really cute. Lots of models to look at from a few different builders.

They have a nice playground w/ soccer field and they just started a big new park area that will include a dog walk, ball fields, playground, walking paths etc.

And they're zoned for some of the best schools in the county with plans to build a new elementary (maybe K-8) a block from the neighborhood entrance.

I bought a condo in Crescent Beach...I was looking for another one in the Shores. I really liked the area, it seemed very safe, family oriented and close to shopping. It was only ten minutes from the beach. I'd definitely look there...lots to choose from.
