We're a little buried in Coastal Oaks. Takes us 5 minutes or so just to get to Nocatee Town Center. I could see Willowcove to the Avenues taking closer to 10 minutes. I was door-to-door at Costco the other night in just under 25. Granted getting out of Costco is a task unto itself though.

I am considering buying in Palencia...It doesn't seem so far out of the way as people say...it's relatively close to dt st aug...or am I missing something.
I just didn't like the unfinished units...a stark contrast to the beautiful place
Please PM me if you have any info...if you've lived there etc.

Palencia is a nice upscale community, with a real nice golf course. But since the Palencia Food Lion closed where exactly does one go grocery shopping nearby? It's 12 miles to the closest Winn Dixie in St Agustine and it's 12 miles to the closest Publix in Nocatee.

I think residents are using the Publix at World Golf Village for their shopping now. Surely another grocery chain will eventually lease the nice space left behind by Food Lion. I have always liked the single family homes in the Palencia community but the condos never were of interest to me. I personally was never particularly excited by the location which is close to US 1 and next to the shopping plaza and the floorplans didn't work for me. It my understanding that a large percentage are owned by investors who are renting them or the owners are in foreclosure. Almost all are way underwater with their mortgages. The condo and HOA financial documents should be available for review by anyone interested in pruchasing a unit there. The asking prices for some I've seen advertised in short sale seem almost too good to be true.

Yeah! 8 miles to WGV Publix is a little better than 12 miles to StAug/Nocatee but not by much. I was always curious why a Food Lion and not a Publix went into Palencia to begin with? I have never been in any of the condo's in Palencia, reson being what you said their location didn't interest me all that much.
