The condos in City Place, Downtown, are about 500sq ft or so. They're pretty small.

Yup - that's pretty small. I looked up the first apartment my husband and I rented in center city Philadelphia (it's a condo now). 1 BR/1 Bath - about 800 SF not including a nice balcony. Robyn

I just put in Atlantic Beach. in a price range up to 2.5k there are not many options...On craigslist as well as on trulia... Riverside/Avondale kinda the same story..I would pay to not to live in smelly apartment complex where I could hear neighbors snoring behind the wall,been there

Got one real estate agent, but he is making sooo many grammatical mistakes in emails, that really doubting using him In a process searching for another one..

Go to realtor.com. Search for rentals in zip code 32082 (Ponte Vedra Beach). There are 99 of them - and there are houses at $2.5k and less. Some look ok from the pictures. Some are in Sawgrass. Next week is TPC week - biggest week of the year here - and I suspect you are going to find some motivated landlords. Robyn

Unfortunately, a high school education doesn't mean someone can use proper grammar...or correctly spell...or properly speak.

Hi Eric - Since you're in the real estate business (I'm not) - what do you think of the listings I mentioned?

I would point out to the OP that Atlantic Beach is a very very small area that is mostly single family houses. I only found 3 rental listings there. I don't know more than a little about the real estate market in places like Riverside. Robyn

There's plenty of rentals available in Riverside ... at least I see a lot of "For Rent" signs on my daily morning walks from my place in Avondale to Einsteins Bros. Bagels in Riverside. Not sure if the do anything else but put a sign out front or if they also post with CraigsList. Most of the signs look like they were put there by the owners, not an agent. But there's some agents signs also.
