Look at Worthington Park off of state rd 13........there aren't any CCD fees.

I was in King and Bear a few days ago and there was a little security car with lights on top running around. I noticed oncoming cars visibly slowing down when they saw him. Does their security have the ability to write tickets? Our community in Panama City was that way and it was terrible. There was no way to dispute it when you got a ticket. Appeals to the HOA were a joke. Everyone hated them except those in with the HOA (who, strangely enough, never seemed to get pulled over). Anyway, living in a neighborhood with security like that went on my "Never going to happen again in my lifetime" list.

The biggest dangers of huge developments on remote land like Nocatee is this article st johns county 14 dri
published after the correction:

"County planners estimate that 60,000 to 80,000 homes approved for construction by the St. Johns County Commission over the years remain unbuilt, and that some of the county's 14 developments of regional impact have few or no residents.

Nocatee, for example, St. John's largest DRI, was approved for 12,579 homes on 13,000 acres in 2005.

About 400 families live there now."

Since then property values have dropped by 50% in some of these places. Plus consider that the developer has barely started building units, pausing for this recession to work through.

If you bought or built a single family house where land values are high because there's no open space to build thousands of homes, you are not dependent on your neigbors share of the fees, not dependent on overbuilding, and overbuilding always takes place! Historically these big projects are less safe long and short term, not more! And theyr'e always in the middle of nowhere.

And I think this statement is quite clear, especially to people
who are using this board to further their own agendas.

'Well, basic fact is be warned to be skeptical of people
advocating a certain HOA (especially things like Nocatee)
because realtors pimp this board heavily looking for the
ideal client (IE one who doesn't know the score locally)'

Still not close to the planned amount, but there are over 1,000 families in Nocatee. I also don't believe any of the homes have decreased in value by 50%.

This is a 2009 article but it's pretty comprehensive and includes data from
some of the other (12) huge communities all going in the NW Quadrant of
St Johns County. Looks like during this crash
Nocatee tried to switch from McMansions to 1600 sq ft homes at the then-
reduced prices, which I don't think worked too well.

'Wendy Schoenfelt bought a 2,207-
square-foot house in December 2007 for
$540,000. This year, the St. Johns County
property appraiser put its market value at
$309,609. Schoenfelt’s neighbor Christine
Boyd bought her 2,854-square-foot house
for $597,400 in November 2007. Its
market value today is $322,406'

Well, that's close to a 50% reduction on new construction in
only two years. Only time will tell!

I meant to bump this thread a long time ago.

My wife and I decided to build with Standard Pacific in Grovewood, King & Bear. We are moving in this Friday (it's been about 7 months) and it's finally ready.

The house turned out beautifully and SO far since I have no other experience with Standard Pacific Homes that the experience has been very good and they have fixed any issue immediately along the way.

I'll post a 6 month update when the time comes.
