If you look outside the HOA's(dumb) you can find many many houses in your price range.
The closer to the ocean the safer the appreciation rates of houses are, true for the last
100 years in florida. Add points for ocean access routes. Going ten miles inland
you will find thousands of unsold lots and tens of thousands more already planned,
developers always overbuilding where the land is cheap. St Augustine has some panhandlers
but I don't see any real crime.

I wouldn't worry about hurricanes. Quite rare around here and you get at least a two
day warning and you can be in another state by then. If it happens make sure you have
flood insurance, file the insurance claim and collect the FEMA reward for leaving before it hits,
(two thousand bucks pays for a lot of hotel bills) It's an incentive for people to leave before
it hits. Doesn't count afterwards.

Wow! I have the same questions! We want to move from KCMO to Jacksonville too! How was your december trip?? Did you like Durbin? Will you be moving to St. John area?

Did you ever get to move to St John's County and if so, do you like it there? Did it meet your family's needs?
Have the exact same questions and concerns you had back in 2013 and my family's needs are similar to yours.
