Default Information about Doctor's Inlet Reserve

Hi,
I am new to this site and am being transfered to Jacksonville in Jan 08. Doctor's Inlet Reserve in Orange Park has caught my eye and am looking for any and all information you would be willing to share.

We are moving to Jax as well. We just checked out Doctors inlet reserve this past weekend. The builders are Cornerstone and Ryland. Nice little neighborhood that is off the main road. Although you will have traffic coming out of Flemming Island to deal with heading out to 17. Also, it is right next to some railroad tracks. That said, a train did not pass while we were there.

Doesn't really have a huge ammenities list like alot of other developments....BUT... there isn't $2000 + in CDD, maint and HOA fees to fork over either every year either like every other place in and around Jax....
This to me is a HUGE plus for the neighborhood. Only had a small HOA fee.

Do yourself a favor and check out Greenland Chase. Providence is the only builder and it is a very nice neighborhood with no CDD's, a great location. Small HOA fee. Has pool, playground and borders Greenland park. Nice wide open plces for you and your family to enjoy.

Last week my wife and I visited 22 different developments from the airport down to St. A..... a lot of looking around.....
My wife and I have pretty much decided on Greenland Chase. Just my 2 cents.


Just FYI

For those who don't know..... CDD ( Communtiy Development District) fees are special thing found in FL that basically lets the land developer take out a huge tax free bond from the local govt to build infrastructure for new developments. Instead of the developer taking a financial risk.... the home owners do. The devloper doesn't pay it back, the homeowners do.

Most CDD's in and around Jax range from $1500-$2100 per year. This is in ADDITION to maintenance fees' and HOA fees. It is paid directly to the county in ADDITION to your property tax. Also.... the bond doesn't always go down. If the builder decides after you've moved in to build another pool and a golf course in in your CDD the bond can grow meaning increasing CDD fees. The CDD is operated by a board chosen by the developer.

Most of the nicer new places have ridiculous (IMO) CDD fees. There are very few without them.

Some places without CDD's are:

Doctors Inlet Reserve (Corerstone/Ryland)
Greenland Chase (Providence Homes)
Mill Creek Landing (KB homes)

and there are a few others

I know I got long winded...
