I've noticed that there seems to be quite a disparity between asking prices for homes currently on the market and selling prices for homes that recently sold. Nocatee specifically comes to mind. Is it typical for asking prices to be 8-10% above selling price in the area?

In Nocatee, probably yes. The market is red hot over there right now. If you want to live there and cant wait to build a home, you're going to pay a premium to move in "tomorrow".

I've noticed the same 10% +/- difference between asking and sales prices in other parts of the country as well. My thought is that buyers are perhaps more savvy and/or enter into negotiations just to play the game rather than just to get a better price. Therefore, maybe sellers purposely jack up the price a bit in order to play the game. Just a thought ... came to me one day when watching a string of HGTV shows in which buyers were always considered "idiots" if they made an offer anywhere near asking.

You might be onto something. It does make things complicated when trying to find a house within your budget when the asking price might not reflect it.
