I could be wrong but my assumption is the lack of public parking is purposeful to keep things as uncrowded as possible. We have gone to that very beach each and every weekend for the last month and have never had issues with parking at the preserve walkovers or Mickler's. We always try and arrive before 10:30am and have had our pick of parking spots. By the time we leave (typically 1pmish) the lots are totally full.

If you were desperate I assume you could park in a hotel parking lot and cab it over to one of the beach access points if you arrived later in the day.

Done that, thanks. Just want local opinions. I like the look on street view...lots of vegetation/mature landscaping on Neck Rd and Broken Pottery. And the area is all near Guana Preserve...wondering about that...is it swampy? Any wild boars or flood zone, ie things to worry about?

I can't speak to flood zone, but just about everywhere is a potential boar zone. We're in Nocatee, as are my parents, and their neighborhood has been torn up. Ours has been lucky so far, but I won't be at all surprised if they turn up here.

Yikes! Would they charge at kids, or just a nuisance with the yard? Would a fence keep them out?

The Guana Preserve is loaded with wild pigs, it's probably one of the best hunting and fishing areas near Ponte Vedra.
And no a standard chain link or wooden privacy fence won't deter for very long a determined wild pig.

I think that Magnolia Hammock is beautiful! It is very quiet and you feel like you are a million miles away back there, but all the homes look like "family" homes. I don't know anyone that lives there, but I LOVE the look of it and I wouldn't mind living there. FWIW, I think they are zoned for Ocean Palms. There are currently two great houses for sale back there right now - I was in the neighborhood last week.

oh, I've been back there to attend a party. That is really nice and quiet. Can't say I would call it swampy, but I'll assume that anything between the ICW and the ocean can flood.
