It's a hard comparison, Coastal Oaks has been there for years, lots of houses, established. You know what you're getting. Twenty Mile is a blank slate, there's nothing there, it's going to be hard to tell.

SaintCabbage nailed it. There are lots left in Coastal Oaks and still some building but other houses have been there for 6-7 years already. Definitely a more established feel.

Twenty Miles is literally a sign in the front its coming. Some young magnolias and then acres of clear cut housing plots. Thats it.

Thank you Doug and Cabbage.

Are the lots really small in Twenty Miles (the Pointe and The Island) and Coastal Oaks? Small like you can pass milk to your next door neighbor through windows. I'm asking because quite a few people said they chose Durbin Crossing due to the small lots in Nocatee.

How it basically works is, the more expensive (and bigger) the houses available, the bigger the lots. So they are likely going to be bigger than most. Coastal Oaks lots vary, but yes, I would consider them more spaced out.

For the price point of the Twenty Miles sections, I would expect larger "estate" sized lots. We aren't talking acres here, but I would hope they would be quite large.

Thank you. I'm hoping the bigger lots are 1/2 acre or larger.

We're Nocatee residents, and there are a few things I just thought I'd add to the above info. We are also European, like OP, and quite honestly the Nocatee PR campaign convinced us that this was absolutely not the place for us - too lily white, too cookie cutter, too "drink the coolade" crazy. We house hunted in this area for a while, and lo and behold, here we are. A few pros that haven't been touched on.
- there is a strong sense of community here that is refreshing. That's probably to be found lots of places, but it's worth noting.
- yes, there are some large (70-80') lots. Check Willowcove. It's nearly built out, but it has a good mix of families and young retirees. Also perhaps Coastal Oaks.
- the layout of Nocatee is, in my opinion, better than that of other master planned communities in the area. It does have more of a stand-alone "town" feel. It's nowhere near completed, but were impressed by how it's laid out, at the very least.


We were new to FL when we moved here, so, overall, we were shocked at how nearly everything here is a "development" - ie unless you're in established areas like downtown jax, some parts of mandarin, etc, the houses basically all look alike, and it will have that pre-fab neighborhood feel. Not a bad thing - just something we'd never experienced before. So, given that, I'd contend that Nocatee is a lovely option - not creepy, as we'd feared. We have a publix for quick grocery trips, and other shopping (fresh market, native sun, drugstores, etc) is 15 mins away (from us, at least), Home Depot/target/etc are 20 mins away....it's not next door, but it's also not terribly far away.

I checked the tax records of a few properties in the Estate section of Coastal Oaks. Some are about 0.5 acre in term of lot size. Others are 0.3 acre.

just keep in mind...growth.... Jacksonville is so well known for building out to the max, then thinking about the traffic well afterwards, which takes another 10 years to catch up..meanwhile every road is under construction. Nocatee is less than 25% built up...once it reaches max, traffic is going to be horrendous just to get anywhere north or south. I live 3 miles south of Nocatee and only reason I did not choose there is because it is a natural gas community and I don't want anything in or near my house that has the potential to leak and/or explode. Other than that, a girlfriend from work went there to check it out and she loves it too. There are different areas with different price points and lot sizes.

This is a funny way of showing how everyone's opinion is so varied. We are looking at Nocatee specifically because they offer natural gas. Once you start cooking with gas, its hard to go back to electric.
