Thanks for all the help so far! I am looking at a few of the different neighborhoods, and within the same neighborhood, I am finding 2-3 different elementary schools based on which house I am viewing. Are there not really neighborhood schools? Or are the subdivisions that large that you need that many schools? Are they at least zoned to make sense? In our neighborhood now, we have 3 schools and there is no rhyme or reason to the zoning. You can have someone living behind you that goes to a different school.

We would love to be close to the beach, but it looks like Nocatee is the only area in our budget that gets us close to the beaches. We are going to drive through there, and I have the posts on it, so I know we will either like or won't. It feels too large for our liking, we tend to like smaller communities. Any other areas closer to the beach that you would suggest checking out? What about other areas? Jurlington Creek looked good. Does that have neighborhoods within the large subdivision and then everyone shares the pools, etc? Finally, on the subdivisions that you would suggest us looking at, which ones are established vs new construction? Pros and cons?

There are a couple new communities that meet your criteria:

Crosswater at Pablo Bay - Classic Series - Coming Soon | David Weekley Homes

These are links from the David Weekley website, but in Crosswater, there is also CornerStone Homes and one other builder whose name escapes me at the moment, so between the three they should have something in your budget. It's close to the beach, and Cross Creek is in Mandarin.

My husband starts a job in 2 weeks and our house sold yesterday...closing on March 30th. We want to live in Nocatee but can't buy in that quick......does anyone know of a rental in Nocatee for 6 months?

Rentals in Nocatee are scarce, 6 month rentals in Nocatee are almost non-existent!

I would check Craigslist for sublets. Also, hotpads.com, airbnb.com, padmapper.com, and sublet.com. Just google Nocatee sublets and see what pops up. Good luck!

I just did a quick search of homes in the MLS (4bed, 3 bath, max $350,00)- in looking for a 3 car garage- you will most likely find a home in the World Golf Village area- Murabella, Heritage Landing, Samara Lakes, etc...However if you can do with a 2 car garage- more of Julington Creek Plantation, Durbin Crossing, Southampton opens up. One word- please pay attention to the CDD fees- they range quite a bit, and most master planned communities with amenities will have them.

This is a great area to live and raise a family!
