Can someone let me know a few 2 bedroom townhomes that r affordable & best in the south of jax(gate pkway & batram park preferable)

There are many new developments in Bartram Park. It's hard to give a specific neighborhood because the prices very a great deal. It might be good for you to just drop by several different neighborhoods in the areas of town you are looking for and take the tours through their models. The agents will be able to provide you with a price list as well as any new ones that they have built but haven't yet sold.

Cathal,
A good idea to start if you haven't done this already is to get the Times Union newspaper for Saturday. They have a separate section for homes on Saturday. You can go to local library and get copies for last few weeks and that would give you some idea.
The change that I have seen in last 5-6 months is that the builders don't seem to be constructing single family homes anymore around the area that you are looking. All builders seem to go the condo/townhouse route. We had been in the market looking for single family homes and so I know that there is an abundance of condo and townhomes here
