How old was the house when the termites hit? When it comes to termites - the way you build is more a matter of buying time than buying a 100% insurance policy - especially now that EPA allowed termite poisons are very limited (and very ineffective).

On my part - I would rather have termites munching on my furring strips than the exterior of my house.

BTW - here in SJC - we allowed exterior non-termite resistant stuff - like wood siding and trim - to be buried underground. Until the building code was amended in about 1996. I assume this was also the case in Duval County - but don't know. Regardless of how your house is built - it's important to have a visible stem wall - so you can see whether subterranean termites are making their way into your house.

Also - in Miami - where I used to live - when it came to older houses that were very - but not 100% termite resistant - it was common to have the houses tented and fumigated every 10 years or so. Is that what your parents did? Robyn
