I am single, no kids, just retired, 55, have a home in Virginia (close to DC), which I will keep. I need recommendations for places to look in St John’s County, FL for purchasing a residential land with public utilities (water/swage, elec., cable) and no HOA (or a very old house that I could tear it down and use the land). I like to be on the East side of I-95, closer to ocean, but I am open to other areas in SJC, if I could get a larger land for the money. My plan is to construct (myself) a very tiny house (or a manufactured/kit house) and use it as a vacation home. My budget for the land is up to $50K. I like to keep the total cost under $100K (land + tiny house), since I would be paying property taxes (plus other costs) in two places. I already know that I could buy a nice condo for $75K in that area but I am not interested living in an apartment and paying HOA fees. Thanks in advance for providing any help.

You might have some luck with land in the SE part of SJC. Or perhaps the more rural western parts of the county. But - up here in the NE part of the county - no way.

FWIW - your building budget is totally unrealistic. Impact fees alone will run you close to $10k. And don't forget you have to comply with all of our building codes. Which are pretty strict.

Where are you finding nice condos for $75k? Robyn

Doesn't look that nice to me. Also looks like there are substantial condo liens against this property. Is it in foreclosure? Are any of the units in this complex section 8 housing? Robyn
