Hi

Looking for recommendations for a property manager on Amelia Island for a rental house I just purchased. This house is a normal long term rental that is about a mile away from the beach. It is a an older 3 bedroom one bath that has had the interior updated. It is cute and in a quiet neighborhood.

I would say stay with the franchise realty offices, Coldwell, C 21, ERA, etc.

If you indeed have a rental as you are describing within a mile or even a bit more that is competively priced and in good condition, I can say without a doubt that it will be rented in less than a week.

Rentals are extremely tight and I have seen for rent signs go up and come down in a matter of a few days.

Thank you, Sir. Amelia Island is a little too far outside of my service area. Although, I wouldn't mind making a trip up there, on occasion. It's such a pretty drive!!

Chaplin Williams is probably the largest in the long term rental market. They charge 12% plus typical fees. I have no idea if they're good to work with but they market well and will get it rented quickly.

Is 12% the usual property management fee on Amelia Island?

Does anyone have an idea of what the average cost property management companies on Amelia Island charge for placing a tenant?

It was averaging 10% but you would have to call around and about info on placing a tenant.

Trust me, as I mentioned reasonably priced and well maintained rentals will not last a week. I have two close friends who live here and have rentals just recently open, one went in a day and the second in four?

Craigslist shows mostly all off island.
