Hello all. I was wondering if any of you have enough knowledge of Sawmill Lakes and of Odom's Mill in PVB to be able to compare them and to offer your opinion of which you prefer. Thanks in advance!

neither of them are really PVB, I think I prefer sawmill but mine is a very superficial opinion

Odom's Mill is more tree'd, less "cleared" than Sawmill.

If I had the choice, I think I'd pick Sawmill Lakes. Just seems a tad bit nicer overall (although I'm sure it depends on the house...you'd find some that are nicer than others in both developments). Sawmill also has a much nicer playground, so if you have young children that's something else to consider...and I saw a sign in there the other day that said something about a newcomer's welcome, so it hints at a strong neighborhood association, although I don't know enough about Odom's Mill to know whether they have one or not.

for Sawmill Lakes what about the 210 potential widening and the impact of development in that area...highways, nocatee, etc...

1. the 210 proposal is dead for now
2. if 210 does get widened the land would more than likely come from the guana
3. as long as you don't buy a house that is on 210, any widening would be of little consequence

I heard something about a bridge/highway being almost in the backyards of some of the lots in there. so no truth to that?

My understanding was that it would affect some of the lots.

The developer wants to take land from a National Reserve, 15 acres of it if memory serves. It's a preservation that belongs to all of us, so they are obviously going to have a fight on their hands, though not from St. John's County who had been saying "pave away!"

there are some great homes in there but that is enough to not buy in there
no offense to the homeowners!

I think the SAwmill market will soften now that people have the alternative of Nocatee with newer houses right down the road.
