Default how advance can I find rental homes in Jax?

Okay, so here's my problem...My dear husband and I are relocating to JAX to be near my mom (we lost my dad almost three years ago and it's been very hard on her and her nearest family member lives in NY). We want to raise a family near her. SO, we love the historic district. I grew up in Orange Park in the 80s, so I know the general area where I want to live. I love Riverside, Avondale, San Marco and St. Nicholas.

We'd like to rent at first because we want to experience the neighborhood first before we buy. We are in our 30's and are sick of apartments. We're relocating from the Atlanta burbs somewhere in the timeframe of 5/24 to 5/30. I have searched the Internet for Jax rentals and every variation thereof and I'm a regular on Craigslist. The problem is most of the postings: a. may not want pets and we have a cat and a dog b. want immediate rentals and we are trying to plan ahead.

Does anyone have any suggestions? We are willing to pay up to 1100/mth for a historic home, 2+ bedrooms, preferably a fenced yard.

Where can I go to find rentals for May?

Help!! I'm stressed here...

That's a tough one because the landlords are going to want to fill their vacancy right away.

If you find a rental you like, you might be able to contact the landlord anyway. It's possible they may not fill it as fast as they'd like and it could still be available later. They might own more than one property and know that another will be coming available soon. They might have a friend who has an available property.

Since you're open to a wide area - Avondale, Riverside, San Marco & St Nicolas - something should be available when you need it. You might also consider expanding your search if need be into Ortega and San Jose, maybe even as far as Mandarin.

The pets is a tough one. Landlords are often constricted by their Homeowners Insurance companies regarding the dogs......the insurance companies have made things so difficult, some landlords are being forced to refuse dogs into their homes. You'll find someone who will rent to you with a dog, but don't limit yourself too much in your search, you might have to be willing to take a different type of rental in order to get your dog in.

I would speak with a real estate agent and see if they can help. They deal with a lot of "moving" situations on a regular basis and they may have some good advice and good leads, if nothing else.
