Default Moving to South of Jacksonville area 2009--Recomendations needed

Have looked at World Golf Village, Palencia, Nocatee, Kensington
developments, Not 100% yet, all have pros and cons.. Would like to be close to good beach, golf course near or within development, easy commute to Jacksonvile(my wife work as a hospital radiology tech).

Price range we have set at 325k-400. less than a 5yr old home. Our thoughts are that we could buy now with market down a bite and hold for about a year until we sell our home here in Dallas in 2009 and move over then...

Any thoughts or recomendations would be appreciated...

For your price range, you could get a lot closer to the beach than some of the places you mentioned, if you're flexible about the neighborhood.

The developments you mentioned are all highly advertised, but there are built out communities that are no longer advertised that would still have the housing style and price point you're looking for. All of the counties, Duval, St. John's and Clay, have been flooded with new housing in the past 5 years or so.

You have a lot of options and you might want to expand your search and see if you can get closer to the beach if that's important to you.
