We're moving to a home in Sawmill Lakes in early June.

1) Would love to know what others think about this community, how it compares to other like Odom's Mill, Seaside, etc.

2) I'm also curious to know who other in this community use for their flood insurance as the two quotes we've been given so far are pretty steep.

We had a house under contract in Sawmill that did NOT appraise. I’d get appraisal on home in Sawmill early in negotiations. I would also warn to double check square footage bc appraiser came measured less square footage than was listed in MLS for the property.

Sawmill Lakes is a great neighborhood!! I know tons of people who live in Sawmill, and they all love it. They have a great community -- parties for holidays, a parade for 4th of July, etc. People seem to really love their neighborhood. I can't say the same about Odoms Mill. Some people love it, but not all. I've lived in PVB since 2012, and I don't know anyone who lives in Seaside.

I had some in laws that lived there for years and they liked it. Raised their kids there from the time they were very little until they got out of high school. At that point they wanted to move somewhere less expensive and since their kids were done with grade school they didn't feel the need to stay. As the OP said, they do things for holidays. I went there for Thanksgiving and there was always tons of kids playing football at the park and what not.

Nice neighborhood, families, close to schools. Also easy to get to Micklers - can even jog or bike there. Just be careful crossing A1A.

The only complaint I've heard is that it's sometimes hard to turn out of the neighborhood during busy times of day.

Love Sawmill. You intrigue me about the flood insurance for a few reasons that I hope your realtor can explain.....much of SML was not in a mandatory flood zone, so many homes did not have flood ins until FEMA mandated it this past year (all in an effort to recoup the monies they shelled out for other homes in the same zip, but I do not know of any homes that flooded with rising storm waters in SML) - what this means for you as a buyer is that the home likely NEVER had an EC done. In that case, FEMA will come in at about $8-10k per year initially. Get an EC and it likely will drop down to about $500-700 per year. Your realtor should be able to explain this if they know anything about the shifted flood zones in early 2019. It didn't shift because the home is all of a sudden likely to flood, I swear FEMA shifted things to mandatory so that they can collect money from several thousand newly covered homes. If your seller does not have a mortgage, FEMA cannot mandate coverage, so again, most likely that the house never had an EC done and policies are based off of EC documents. (EC means elevation certificate and your agent should be asking to review this for any home in PVB that you may be looking at) As for appraisals, as a realtor, I have sold a few homes in SML and they appraised higher than the contact price, so homes were priced fairly. If a home is not appraising, again, I hate to say it but that really lies on the listing agent and how they comped it out. If it is a FSBO (sale by owner) it is not uncommon for these homes to be asking too much because owners are emotionally attached and also fail to see the drawbacks of their own home - which every home has some..... Great neighborhood and great schools so this is a great area to be looking!

We were also contemplating a move to PV awhile back. Sawmill Lakes was one of the communities we really liked. However, with all the building you have mentioned in previous posts, especially Nocatee, what is the impact of all these people on the area? Do you find the beaches like Mickler’s getting overcrowded?
We are not coming for the schools, so overcrowding there would not affect us. But crowded roads and beaches would.
We have visited, but how are things on a day to day basis?
We continue to toss around the idea of moving there as Charleston is a bit isolated once you’ve done most things here. And finding medical care is somewhat limited as we get older. (Long waits for specialists and not enough of them.)
Sawmill Lakes seemed like a nice option for us.

Mickler's was overcrowded before Nocatee came to be, imho. Parking there is a nightmare and the beach itself isn't terribly wide. During high tide there isn't much room at all. There are better options north and south of Mickler's. I know that people who purchase in PVB or Nocatee hate to hear that as they wanted so desperately to be "close to the beach" as their realtor and/or brochure promised, but the reality is Mickler's is one of the worst public beaches in our area.

In terms of crowded roads, that Palm Valley Road area is a real nightmare during rush hour. I avoid that drive at all costs if I can. That is probably a big positive and negative for folks living in those neighborhoods.....negative because of the traffic but potentially positive because it deters a lot of people (like me) from driving through there very often.
