Hi, my family and I moved to Jacksonville from Atl in 2011. This forum was invaluable to us as we made plans for this transition. We spent a few very enjoyable years in the Eagle Landing area of OP and moved back to Atl in 2017. Our daughters were adults by then and we thought it would be fun to be empty nesters in the city and spent the last couple of years here in Buckhead. Had a blast but as it is now time to buy something and make a more permanent decision we are experiencing the urge to come back to our hometown again. State income tax is a factor as well quite honestly given the impact of tax reform. We’re mid 40s, active socially, and looking for 4 bedroom homes in a rather broad range of $400k- $800k. I work from home and travel about 40% of the time and my husband is a carpenter so we could live just about anywhere around the city as there is no consistently defined commute for either of us. We are not opposed to a fixer upper but we’ll be looking for a minimum of 3,500 square feet.

We’ve never lived in Springfield, but we have always had a love affair with the area, even prior to its gentrification.

Curious to hear the thoughts of those who are in the know about the current state of the neighborhood and surrounding areas, local social scene, and of course crime.

Would also like to know if Uber/Lyft are pretty active means of transportation in Jville these days. We’ve come to enjoy leaving our cars at home these last couple of years when we’re dining out or planning to hang out in a bar.

Some random thoughts:
  • I think you'll be able to find 3500 sq ft, especially if you're willing to go with a fixer upper.
  • Springfield is a fairly easy commute to the airport.
  • There's a lot of activity and stuff to do in the area now, but still a big downgrade from Buckhead. It's definitively on the upswing though so could be fun to be a part of all the positive momentum.
  • Uber and Lyft are widely available. Cycling in Jax isn't the safest or the prettiest, but to/from Springfield isn't too bad. Great way to get to downtown and not too bad for San Marco and Riverside as well.
  • Can't really say much about the crime as I'm not living there day-in day-out. I don't think it is too bad, but it's still a little hairy outside the borders and even inside, security of your belongings isn't the best.
  • I don't think it's a great time to buy right now, but that's me speaking from a purely investment background.

All very helpful comments, I appreciate you taking the time to respond. I do not disagree with your investment perspective, I’m feeling a bit bearish about real estate in some markets myself.
