Hi, my husband is considering accepting a job in Jax and we are interested in the Julington Creek Plantation area. I lived in FL previously for 10 yrs and owned homes, but that was before the huge insurance increase after 2004/5. I read in an article that home owners insurance was more reasonable (relative term!) if you are west of I95. Does anyone know if that is accurate? Any ballpark estimates for JCP for a 2700 sq ft house that costs just under $400k? Thanks so much!

I've never heard that you needed to be west of I95....that's pretty far west.

I know being less that 10 miles from the ocean costs a little extra. My house in Intracoastal West was 6 miles in from the ocean, and I paid a slight premium (very slight...I don't even remember what it was...maybe $50/yr?).

If you are on the water, or within blocks, I'm sure the premium is much higher.

There's no insurance advantage that I can see in being west of I95....that just brings you closer to the river - another large body of water .

It's hard to say what your insurance might cost, there are so many factors - age of home, construction of home, type of roof, flood zone of lot, your personal credit score....there's just no one answer for anyone. Agreatlife is a realtor though and she had a formula that the realtors use....maybe she'll catch this thread and can give you a ballpark .
