Roughly the same, I'd say. The housing stock is a bit older (lots of 1980's era), but the lots can be bigger...I think it's worth it to explore both areas and try a dry run on the commute to see how manageable it is.

If you want a new home for 210 or under, you may want to look on the northside off New Berlin road. If you want to give up on new construction, you should be able to find some very decent homes in all the areas that were mentioned above. I think Mandarin might be a bit of a commute for you, but if it isn't a problem, you should also check out zip 32223 & 32257.
You might also want to look on Realtor.com, they will have every home that is listed with a realtor anywhere. You can also specify new construction vs existing homes.
Good luck and welcome in advance to Jax. I would love to trade places with you. Boy Hawaii is beautiful.

the best site for searching for real estate in JAX is:
RealtyWEB.NET
you can search by price, area, condo, townhouse, single family, even rentals

I use to tell customers to use that site, and I do like the fact that you can search by area. What I don't like about it though, is that there are only 4 listings per page (that was just plain dumb), and there is no map. On Realtor.com there are maps, plus there is a more robust search engine. The downside of Realtor.com is that unless the agent has a contract set up with them, there is only 1 photo. However, more agents than not have contracts set up, or deal with companies like Obeo who do have contracts set up. You can find rentals as well.
Anyway, didn't mean to highjack the thread, and there are a lot of good websites available.

Seems like under 210 won't get you any new construction in the good areas! So what is the avg price that will get you good home in a good area? Can someone tell me the avg home price in the Julington Creek/Mandarin area for new construction?

The best real estate site IMHO is National Real Estate United States Homes For Sale - HomeSeekers.com I use this in conjunction with Zillow.com to get a complete picture including sometimes useful real estate tax information

I don't think you'll get a very accurate picture of real estate prices from Zillow. They are pretty notorious for their "Zestimates" Check out their discussion board . It does, however list homes that have sold recently.
HomeSeekers.com does not include all the homes for sale in a given area.
