I know this has been asked before when I search but wanted to be more specific to our situation.

We have lived in Jax (Arlington/Southside) for about 15 years. We moved to Orlando for 2 of those years and sold out house. Now we are back renting the last 1.5 years and looking to buy.

Always said next house we buy I want to live in St. Johns. Now though I work by the airport and trying to stay around the 300k range, Yulee keeps being recommended. Plus seems you get more bang for your buck, landwise as well. I work off hours, don't mind a long drive so do not want that to be the main reason.

Thoughts on Yulee? Seems great but hard to change my mind on St. Johns. Hubby is a stay at home dad and our son is 2.5. We are generally home bodies so honestly shouldn't matter. I don't mind driving to Jacksonville for things (ex. We love our pediatrician and won't change most likely).

Appreciate the advice! Stressing me out!

I would like to piggy back on this thread -- seeking commuter comparisons driving into Jacksonville from SJC vs. Yulee.

I think the biggest difference is the type of lifestyle you want to live. We felt that St Johns was a lot of "keeping up with the Jones'" type of mentality. We felt like we in were in a strange Youtube Influencer paradise a lot of the time we spent looking at houses. Now there are a lot of people on here who are not in the young kids stage of life, so their observations could be very different. To fit the budget we wanted to spend, we were being pushed down to the World Golf Village area, which while nice, honestly isn't too different in what it offers to Yulee/Fernandina Beach. We ended up buying in unincorporated Fernandina Beach, right off the island by the intercoastal because we felt it was a better use of our money.

Yulee will feel much more small town. There is a good amount of retail between Yulee and Fernandina Beach, so you are not missing too much. Personally I like the beaches up here when compared to St Johns(not as crowded). The schools will also feel more small town, and in my wife's experience(she is a teacher who has taught all over Jax), are no where near as overcrowded as the ones in St Johns. None of the schools are bad up here. Then there is Fernandina Beach in your backyard. The Island is great, with an amazing old downtown. Gentrification is happening on the island quickly, with new restaurants pushing into former run-down areas(Mocama Beer Company looks amazing for example). If you have not been, I would highly suggest spending a saturday on the island, check out the farmers market, the shops, walk the beach, nature preserve, etc. It probably was the biggest selling point for my family, since we missed the town centers of New England and Texas where we had previously lived and the ones in St Johns feel so fake in comparison.

My family is very similar to what you describe. I am a work from home dad, my wife works outside the house(a teacher), and we love it here in Nassau County.

Welcome and my first suggestion is do a search in this Jacksonville group and you will find an enormous amount of information.

Second, I pretty much agree with everything Scottamemnon has said above.

Third, I do sit on both sides of the fence though on this area. Our twins were born and raised here and are now 12. This is an incredible area for raising children and there are tremendous things to do here as a family. The schools are highly rated and our location to downtown Jacksonville and the airport is perfect along with the continued expansion of retail selections and the growing amount of medical specialists surrounding our truly first rate hospital.

Now for the other side of the fence, as someone who has lived here for going on 31 years the growth has become overwhelming. Real Estate is off the charts with builders not able to keep up and resales literally selling in days. It is no longer the sleepy costal beach town that drew us here in the first place but now it has become a very affluent retirement community on island with a good deal of folks getting priced out of the market. Off island the growth has also been explosive where not that many years ago we had one red light from 17 to the island. We could no longer afford our home if we had to purchase again, but with that being said change happens and it is still a beautiful area to call home.

Thanks. Figured same can be said with St. John's regarding growth. Now that our son is getting closer to school age and we are looking to buy figure time to move from Jacksonville. The areas I would stay in Jax, pricing won't work or what I'd get for the $.

There are a lot of subdivisions and communities in Yulee to choose from. Some with amenity centers some without.

I don't think I would be stretching the truth to say that there are about at least 14 community's in the area that have new construction ongoing.
