Season for selling houses?
I am so bummed. Looks like a move is in our future. We haven't been here in Jacksonville very long, so I don't know the real estate market very well. We are from the Chicago area where the best time to sell is the spring market.
Is it the same down here? Is it worth it to rush and get the house on the market in the next few weeks - the house is in St. John's County. Or is the market more year round down here? If we wait to see what happens with my husband finding a job, it would probably be July before we put the house on the market. In Chicago, that would be the worst time besides Christmas to sell. We can probably push it until September - is there a fall market in Jacksonville?
Any thoughts would be appreciated. Thanks!

Lets put it this way, is the house in a desirable community? How's the selling condition?
At today's housing market, that for sale sign might last from Spring to Fall. Basically the sooner you put it on the market, the more potential buyers there will be.
You do meant you're selling from Chicago correct?

No we own a home in St. John's County here in FL that we will have to sell. Yes, we know the market is horrible, so I don't need that for advice.  Just needing to know if the spring market is the big market in Jacksonville or if there is a summer/fall market in the area. We haven't lived here long enough to know the real estate seasons.

I can't remember all the details, but yes, there are certain selling seasons in Jacksonville. From what I recall though, the summer time is not a good time to sell because it is so hot and spring and fall are the better selling seasons. Obviously, once you get into the holidays in December, things pretty much shut down.
As for when to put it on the market, yes, the sooner the better. Of course, just make sure your house is ready to show, because it's all about first impressions.

Actually now through early summer is considered to be the best time to sell. But there is such a glut on the market right now, that it takes longer to sell. Make sure you list with a good Realtor, with lots of pics on the MLS and good marketing. As jackaroo indicated, your home needs to show like a model - you have to stand out from so much competition, both amenity wise and price wise.

generally people with children like to be settled by the time school starts next fall, so now is the time to sell, if you are selling to people without kids it doesn't matter
