There is a really simple solution to that problem. Don't answer the door. One of those roofing companies came to our door yesterday and I peeked through the peep hole and saw that it was some guy with a clipboard.....NOPE! Just turned around and went on with my day. I'm sure he saw that my lights were on and that someone was home.
I almost never answer the door anyway as very few friends/neighbors will come over unannounced.

The HOA fees depend on how many people are sharing the cost. Large community = lower HOA fees as a rule of thumb. There is a small community nearby and the HOA fee is 3x what we pay and it has an electronic gate.
