[moderator CUT] Our market has cooled off alot. Investors have left the scene and most buyers have a wait and see attitude. The buying frenzy is over. All that said, the area you are in is a hot market, that whole New Berlin, Alta, Yellow Bluff road area has a ton of homes just built or being built. My biggest fear is overbuilding right now. If you are a flipper you may have a hard time right now, alot of the folks that put contracts on condos with no intent of taking ownership and just looking to assign those to another buyer for a quick profit are sweating bullets now. If you bought for long term (a few years) investment, I think you will be fine. Demographics of all the Northeast folks wanting to move to Florida, and the fact that Jacksonville is more affordable than alot of the more Southern Florida cities will help. Good Luck

Oh, okay I know where that is. It's a nice area. I really think you will enjoy living here. I've lived out here for 15 years and have never had a problem. It's getting a lot busier out here than in the past, but that's progress- right? We are looking at selling and moving a little further out 17, maybe Yulee. I like spread out country living, and we are getting a little boxed in here. For the most part, anything you want to do is relatively close. If you want to go to the beach, I recommend Fernandina Beach. It's closer than Jax Beach and much easier to get to, with less traffic. I've raised 4 kids here, and I couldn't think of anywhere else I'd rather live. I came here from Atlanta, and it has truly been a blessing!
