Bartram Springs
Does anyone have any opinions on this subdivision?

Seems nice, self-contained (I think they have their own pool, etc.). Not too far from Phillips Hwy. They aren't part of Julington Creek, though, so you wouldn't have access to their pools, etc. Pretty sure it's in the Duval school system, not St. Johns.

I live in Bartram Springs. It is a beautiful development. It almost completely built out. Currently a new school is being built on the property. There is also a new shopping center being built across from the entrance. The property values have gone down somewhat, however, this is indicitive of the current housing market. I have seen homes on Realtor.com in Bartram Springs listed @ 650K. The homes are 50,60, 70 and 80 ft lots. The more property the more expensive the home. There are amendities galore. Clubhouse, pool with water slide, racket ball, tennis, scocer, exercise room, you name it Bartram Springs has it, Well there is no golf course. And with the new school and shopping center it will be almost self-contained. Also, the children are picked up by the school buses within the community. Bartram Springs also has a swim team. The calender is full everyday in the summer for children with day camps. Most of the residents are professionals so there are many homeowners that offer their neighbors discounts on services. Many child care providers in the neighborhood. I highly recommend this development. Close to the beaches and St. Augustine. 45 minutes to airport. 9A will get you just about anywhere.

Very interested in Bartram Springs development, but wondering if they have HOA/CDD fees, like the area but don't want to pay a fortune in community fees.

I live there. They do have HOA fee which is $55.00 per year. The CCD fees are based on the size of your lot. My lot measures 80 X 159 arrocing to tax records. My CCD fees run around $1900.00 per year. Considering what this covers it is a good deal.

To the OP,
My opinion is that you'd be crazy to buy a house 30 minutes from the city that will look like 1000000000 of other houses. And pay extra to live there.........when there are tons of family friendly nieghborhoods much closer, more unique, and don't have extra expenses.

My advice to the OP is pay no attention to people who don't live in Bartram Springs but want to tell you what it's like to live in Bartram Springs. If you are that interested in Bartram Springs listen to opinions of those who live there or better still drive around the neighborhood and talk to homeowners and realtors. Check out the commute to work, etc. to see if you can deal with that. Weigh all the costs of living there, CDD and all, versus how much you value the place and then make your decision.
BTW I don't live there.
