Default Orange Park, Green Cove Springs, or Middleburg?

Hello everyone! I need some advice. Which city would you say has better resale value when it comes to buying a house and selling it in the future? Orange Park, Green Cove Springs, or Middleburg? Which one of those cities is nicer to live in? We're looking for a house to buy somewhere in Clay County. This will be our first home, so I'm trying to be smart about it. I watch HGTV all the time, so I guess that's influenced me quite a bit...lol. I'd appreciate any input! Thanks a bunch!

I think it will depend upon what type of house and amenities you are looking for. What type of budget are you considering? Where will you work? Are schools important?

I personally chose Orange Park for the school and various aspects of the house that we purchased (size, location, features, etc).

Housing market slips into reverse in 4th quarter | Jacksonville.com

Quote:
St. Johns County, a red-hot area for growth in recent years, has cooled, losing 8 percent of median sales value countywide and experiencing a 23 percent drop in sales volume from the third quarter. Nassau County’s values dropped 5.5 percent, but sales volumes fell by 37 percent. Clay County’s values held for the most part, experiencing only a .2 percent drop, but sales volume fell 34 percent.

I would look at the Fleming Island and Eagle Harbor sections of Orange Park, if that's within your search parameters.

Although resale value has to be a factor when buying a house, it shouldn't be one of the top factors. In no particular order, the top priorities should be affordability, price value, amenities, schools, wish-list fulfillment.

Considering all of the above, including resale value, I'd choose Orange Park (including Fleming Island) as the first place to start the home search. Both Green Cove and Middleburg are nice, but they're both further away from Duval County/Jacksonville which would diminish the pool of potential buyers down the road.
