I agree that 220k may be a bit low for St Aug/St Johns co....so you may be a bit limited

Although I just searched on Realtor.com for homes 0-5 yrs old range 3/2 and am surprised that there are actually quite a few in the 1700 sq ft range, so depending on how big you were looking for, you may find some in your range. As far as a NEW build, I havent noticed anything under a 250k starting price, but I could be missing something.

try builder DR horton in st aug in heritage landing subdivision... starting in the 220's but will sell for less... times are tough right now for the builders...
