Default Insurance Costs

What will insurance be approx for a $500-$600K house in either Julington Creek or Eagle Harbor? I normally keep a high deductible $2500.....

It depends on the company you go with your personal property coverage limit and several other factors including discounts for features and systems in place. Be aware that the AM Best Insurance ratings are pretty much 'out the window' when dealing with homeowners insurance companies in FL. They have another rating system here but I haven't internalized the of it yet. You don't usually get the benefit of multi-line discounts here either because the big national insurance carriers don't write homeowners in FL anymore.

I live in Ortega (32210). The house is 1506 sf with 1/4 acre of land and 1 shed. I have a fire hydrant in my front yard and a fire station within 1 mile. Home is concrete block construction, no sprinkler or alarm system. Personal property under 100k. I pay just under $1000/year.

This does NOT include flood insurance. I don't know if your property is in a flood zone. You would need to check the maps. Here is an interesting thing to think about too... Storm Surge possibilities. When I was shopping for a home 18 months ago, an agent suggested that we consider purchasing flood insurance for Zone X (?) to help grandfather us if the flood zones changed in the future. (The home we were looking at then was not in a flood zone.)

Insurance is a hard number to ballpark due to many factors. We pay about $1500/year for a 2900 sq ft house full of stuff (not certain, off the top of my head, how much of the premium covers our contents nor how much we chose as a deductible.) Although we're not in a flood zone, we elected to take flood insurance - that's $348/year.

insurance is split into two sections - regular and hurricane. hurricane deductibles are different, mostly come in 2% or 5%.

I don't think price should be the first thing to look for in shopping for home insurance, unlike car insurance. The reputation and the strength of the carrier are far more important than saving a couple of hundred bucks a year. Your house is probably your biggest investment and you need a solid insurance company to stand behind it and not try to stiff you if there is a real disaster. I have Liberty, not the cheapest around but one of the best.

Thanks for all the info and yes I know the importance of a good insurance company. I am coming from a hurricane prone area so I realize the need for good insurance. I guess I can assume I am going to be paying in the 2500 dollar range....
