Not to always boast on St Johns Co, but the millage rate is only 15.75 here, so on a 250k house, with the 25k homestead, (225k taxable) your taxes would be $3,938.00...

My husband and I live in Raleigh, NC and are moving to Jax this fall. We like the area but it gets too cold, more colder months than the warm ones. Plus the beach is about 2 hours away and there's not much to do unless you are a college student. That's pretty much it. We can't wait to move to Jax!!!

St. John's county has a variety of millage rates depending on where you live in the county. In town, it's 21.19, in Hastings it's 22.55, at St. Augustine beach it's 17.59.
I've always been familiar with the millage rate for where my family lives in St. John's and they pay more than I do in Jax, but yeah, I see what you're saying Daisies76, in your neighborhood the rate is very low. Clay county has various rates going as high as 21.99 for Orange Park. Duval has just one rate no matter where you live in.

I got this off the website I hope it is ok to list it here
the last set of numbers on each line is the total millage
don't forget you get a discount if you pay early
a 4% discount if you pay in Nov
3% if you pay in Dec
2% if you pay in Jan
1% if you pay by Mar
taxes are due by Mar 31st.

This is a positive-the empty houses are simply because that this is someone's second home.
You will see that alot in Florida bcs there are people with vacation homes, etc.We have an empty home in PBC.

The beaches would be seperate because they are not technically "Jacksonville"...they have their own mayor, police, fire and such, but why is Baldwin a different millage? Is Baldwin unincorporated (from Jax)?

Well I am one who is getting out and going to south carolina!!!!!! I went to college in NC and loved it!! I have looked into both the triangle and charlotte and wasn't to crazy about the infrastructure on alot of different aspects and the congestion isnt much better than here in south west florida either. Don't let the hype about south carolina get to you. do your research. The best parts for affordabilty, job growth, and schools in the state are up in the upstate areas. Greenville, Anderson, York counties to name a few. There is so much growth and some of the schools are even nationally recognized. I am a single father and the florida lifestyle is just not my cup of tee anymore. Not to mention the pay isn't enough to live here anymore!!!!!

We live 20 min south of Charlotte, in Fort Mill -Tega Cay area. Mostly professionals and baby boomer live here and the schools are the best! Rated #10 on GreatSchools.net!! The property taxes are 40 to 50% less than over the NC border. We live in a lake community called Tega Cay SC, they have all amenities and no mandatory association fees. Even NY Times wrote about Fort Mill NY Times article read here . We're close to I-77 and the drive to uptown Charlotte is only 20 minutes and 30 to 35 min in high traffic! It's a Win Win!!!

Wow, this is an old thread to come up again.
Yes. It's called the "halfback" phenomenon. Many retirees have moved to Florida from the NE and then have moved halfway back back to the Carolinas due to a much lower cost of living on a fixed income. My mother and father in-law retired in the Carolinas. I would say that about 2/3 of their friends are halfbacks.
