I have been a renter at The Paddock Club, which is located directly across the street, for the past 4 years, and I have had my eye on these condos for quite sometime. I am currently negotiating to buy a 2/2 at a fantastic short sale price. The unit is like new. Having lived in this neighborhood for the past 4years, I can say that I have never heard of anything bad happening there. I do keep track of what is happening in the neighborhood. I think the problem was the lousy financing that DR Horton offered when they condos were new, and a lot of people got in over their heads this way and are now going into foreclosure.

I'd take a look at it. It is most likely a short sale and many of those are in like new condition (I've looked at several).

Due to my lifestyle (which requires travel for months at a time), these condos are ideal for me. They continue to fall in price, now averaging around $65k. The information about being allowed to rent these properties is great news since my plan all along was to get a roommate.

God willing, I'll be buying early next year.

That area is pretty good. Those condos are a good price, although, you may want to check to make sure you can't get something around the same price in the Gate Parkway vicinity.

The biggest problem at Merrill Pines are the maintenance men. They tend to be too involved in the lives of the residents. They sit in the pool house most of the day, looking and commenting about the women. They challenge parents of children who have bicycles, and will not allow children to go to pool without parents, even if they are 16 years old. There have been break-ins where doors have been kicked in by individuals wearing custodial uniforms. The garbage area overflows with garbage on a regular basis. And lastly, dog owners refuse to pick up their dog's wastes.

Merrill Pines.....is it just me or does that sound like a cemetery? I think I have an uncle buried there.

I own a unit in Merrill Pines Condo and live in it. It is a very safe, quiet, family friendly area (I have two small children). There have been NO issues with crimes or safety. I don't know why one would assume this is a bad area.
