Default New Construction Near Mayo

Hello. I am considering a job offer from Mayo but really prefer new construction in terms of home buying. What are the best places that are a)near Mayo clinic or b) a reasonable commute (<20 minutes) to Mayo? It has been really hard to sort by searching online. Appreciate any input.

Default Single family home or condo/townhome? $$$?

This area, in general, has a fair amount of new construction in various price ranges, etc.

I can suggest some, but please tell us what you are looking for:

Most importantly - what is the top of your budget?

Thanks for your reply. Single family home. Do not want to exceed 900K. Everything that I have found through my own searches seems super expensive.

With a limit of $900k, there are lots of options for nice housing near your work.

Highland Glen: On Beach Blvd between Kernan Blvd and Hodges Blvd. It's gated, still not built out (you can have new construction), 5 minutes or so to Mayo, 10 minutes to beach, 20 minutes to downtown. Prices start in the high $500k range......check out icihomes.com

There are other really nice upscale neighborhoods in the area, mostly gated as well, that are mostly or all built out, but there could be some lots left...I'm not sure. Try googling:

Jacksonville Golf and Country Club
Glen Kernan Golf and Country Club
Pablo Bay
Queen's Harbor Yacht and Country Club
Marsh Landing Country Club
Hidden Hills Country Club...might find a bargain here, but it hasn't aged well.

There's other single family home new construction in the area, but at a much lower price point, starting is in the $300k range:

Wynnfield Lakes by Lennar homes
Covenant Cove by Mattamy homes

Personally, I don't like either of these 2 neighborhoods and would rather buy a resale home nearby than build in either of these, but I included them since you said you wanted new.

Near Mayo is a great part of Jax I think you'll really like it, best of luck in your house hunting!

Great list Riveree

I was in Deercreek Country Club Sunday and saw some really nice homes. Not sure of the pricing though might be worth a look. You may find a house that is a couple years old.
It would be about 15 mins to Mayo.

I vote for Pablo Bay. It is right next to the Mayo clinic, has homes from the $400's to $700s (though one sold for $850). The community is new with everything being under 6 years old. The community website is www.pablobay.com. It's close to Butler, close to the beaches and very close to Mayo.

My 2nd vote would be Queens Harbour. There are some beautiful homes in there at terrific prices.

I can't believe I am replying to a post on the Florida Boards (I am in CT and usually post there) but I was checking around and came across this. My cousin is a doctor at the Mayo Clinic and relocated there a couple of years ago. They have been trying to get us to relocate down there, so I have checked things out a little. They live in Ponte Vedra Beach and love it. Great schools (St. John's County) and nice homes. They bought new construction too and are very happy there. They are very particular, so I trust their judgement and would locate to the same are if we were to move there (which we are not). Good luck, Jay

Ponte Vedra is beautiful - they made a great choice. It's a bit further out from Mayo than the other areas mentioned above, so the commute would be a bit longer...I'm not sure if it would run over 20 minutes (w/ traffic)?

Riveree - could you elaborate on the issues of Hidden Hills? I have a friend that lives in that community, and I've looked at several houses there - I know it is one of the oldest gated communities, but other that problems w/ a specific builder, I'm not aware of any other issues.

Other than HH, we are also considering Pablo Bay, Highland Glen and Atlantic Beach - how would you rank these other communities in comparison?

The only issue I'm aware of at Hidden Hills is the upkeep on some of the homes/yards, this is what I mean by 'it hasn't aged well'.

I really like both Pablo Bay and Highland Glen. Highland Glen is still under construction, so the advantage there would be that you could choose your lot and home. I don't know the other one you mentioned (Atlantic Beach?).
