You can add to your list the zip codes 32207 (San Marco) and 32217 (San Jose). There are small homes for sale in your price range. These are well established, safe zip codes with plenty of independent restaurants.

Not going to be in his 110k price range, those areas are much more expensive

32207 actually has a lot of small bungalows. There are homes that are only 2 bedroom, 1 bath and usually around 700-1000 sq ft. For $110k you won't be on San Marco Square and you won't have granite countertops, but you can find a fixer-upper for around $110k right now. I live in 32207 and I keep a pretty close eye on what's available. In 32217, the homes are usually a bit larger (built later), so when they start to reach 1300 or 1400sq ft you can start to get priced out of the low $100's but sometimes you luck upon something.

I searched on realtor.com and you are correct there are some nicer homes in those area codes that are in my range.

It's a fairly recent occurrence that the homes are in this range again. For a few years there, it was tough to find even a fixer-upper for less than $200k.

I am from Charlotte, NC - born and raised. I also lived about an hour from Jville in Hastings for about 5 years. And I will tell you this -
Jville is extremely congested and crowded. I just don't think you will like it. I didn't.
It is horribly congested. Not at all a family atmosphere.

I find it no different trying to get from downtown to the suburbs in either city. Both have few arteries from getting from the middle of town to the edges.

Well, Jax isn't some small town out in the middle of Wyoming or Montana! "Extremely congested and crowded"........have you ever been to Los Angeles?? Traffic here is a brezze compared to L.A. and even Charlotte! I've drove in 5PM weekday traffic in Charlotte on the I77 and 485 and it was an absolute zoo of cars!! "Not a family atmosphere".........wife/I has seen a lot of families at Dave & Busters and on boats here! Guess it just depends on what people like/don't like and want/don't want.
