All of the homes I saw (4+ br, 3+ ba) were built no earlier than 2001, most very recently, so I must have been looking in the northern part. 70s and 80s are certainly old enough to be considered stable and it makes sense that they would also be the smaller homes.

Very interesting about the St. John's county news. Hmmmm...

I have to agree, St. Augustine is conservative, but is gradually becoming more progressive as more and more diverse people move into the area. I think Anastasia Island has the best beach in the area for kids and walking. World Golf Village area is very stable and along US1 are some newer communities you may like that are close to St. Augustine Airport and a short drive to historic areas and beach.

There are plenty of liberals in St. Augustine. I would say there is a pretty significant "hippy" population (long wildly printed skirts, dreads, vegan,etc). In fact most of the people I know in St. Augustine are liberal. But yes many many conservatives too. They are so easy to ignore though. Just look the other way when you pass their bush bumper sticker :P

If you are a semi vegetarian you will love the Manatee cafe. I grew up in St. Augustine and yes quite a few of my friends moved away. But it didn't bother me. I was usually sick of people after a year anyway lol.

You may want to look at the moncrief area of jax. You will feel safe because the red neck culture is not in that area. Plus housing is very reasonable in that area.
