I'd love to hear how stocalocky is faring in PVB? My husband and I, and our two kids aged 5 and 6, are also potentially relocating to PVB from Toronto. How was the transition and are you enjoying the new lifestyle? Where di you end up living?

Yes, where did you wind up? I was also looking at Landrum. I have an 11 year old and I'm probably moving this June from NJ. I'm looking in PVB and other areas of St. Johns CO. Inquiring minds want to know! thanks!

We've only lived in PVB for a month having moved from CT but my initial impressions are:

It's a 20 to 30 minute drive for most anything - good shopping, movies, entertainment, etc. Depends what your accustomed to whether that's an issue or not.

There's a lot more old people here than families. Whether running errands during the day or taking walks, I see primarily retirees rather young moms. Huge difference compared to the town I came from.

There's other towns in St Johns county that are more family oriented. Just depends what you're looking for and how far you want to drive to get to things.

Very little diversity in town.

Yes, I agree with islandtimect. I am always encouraging people who want to move to PVB with young families to buy where we ended up buying in Nocatee. There have have been many buyers who have liked both communities,( marsh landing and coastal oaks) and there are ups and downs for both. The biggest difference though is the age gap. PVB has far more seasoned citizens then we do here. I am not anti Old Folks, in fact some days I feel like one, it's just that , while Nocatee is new and growing, it is clearly going to be a fantastic place to raise kids. We rented in Marsh Landing before moving into our home here in Coastal Oaks and I loved Marsh Landing. So it is nothing against ML or PVB, but I remember the mom of the kids that my kids had made friends with being crushed because we were leaving, and there were so few kids close by for her kids to play with.

I just wanted to add that I have a daughter who attends Landrum MS and LOVES it! We moved to Ponte Vedra a month ago and are originally from NY as well. We are also zoned for Nease and my older daughter likes that school as well. You can't go wrong with any of the schools in St. John's. I think you will be happy here. :-)

Just go down to Davis Park on any Saturday a.m. and you'll see how many young families there are in PV. Its hugely family friendly, but the Plantation and Sawgrass CC definitely tend to be skewed towards the older crowd.

Davis Park is basically part of Nocatee now, so why not buy here ? (we also have our dog park in the Nocatee park area as well) Particularly compared to sawmill or odoms mill-All outdated bland homes without hurricane rooms, or amenities.

Donis, how full is Coastal Oaks now? What percentage of homes are occupied? When I drive through Nocatee it seems empty looking in there but I haven't been in, so don't know. Also, where do the residents work? Do they mostly hop onto Phillips and work in Jax? Its seems far south to me?

Coastal has about 125 homes right now. Toll only clears sections as sales progress, so there are no vast open empty spaces like Willowcove. Sales are slow everywhere. I hired a home inspector to do my year end warranty check, and he said Nocatee was keeping him in business. Not saying we are selling fast by any means, but I guess compared to other areas we are doing well. Most , like my wife, I would say hit Phillips to to go downtown. It is a bit of a haul, but no more so then palm valley, or the southern part of pvb.
