Are there any nice condos west of Roscoe Boulevard? And is it that much hotter in that area than at the coastlline of Ponte Vedra?
If there are condos over there, is it a safe area from crime? Is it safer from flooding (after looking at the FEMA map, I think so but just askin')?

Do you mean west of Roscoe and east of the intracoastal waterway - or something west of the ICW? Robyn

I mean just west of Ponte Vedra between the city and the ICW in that patch of land. Wasn't thinking what would happen if a flood came. Guess Ponte Vedra in that entire area would flood then..or would it? Water on both sides...looks kinda dangerous if something were to happen like a storm surge of 20 foot splashes. Yikes! Or am I being overly dramatic?

That area is basically all single family homes (from doublewides to McMansions) - some churches - and some commercial (it is kind of mixed up in terms of zoning - and a fair number of lots are grandfathered in terms of what can be built on them).

In any event - to put your mind at ease about the flood situation. Pretty much the whole Florida peninsula is subject to flooding IMO (which is why just about everyone should have flood insurance). There are some exceptions here - like the Fort Caroline area of JAX is pretty high (don't know what's up there - only was there once to see the Fort). There are a couple of blocks in PVB in Sawgrass that are about 14 feet above sea level. And some oceanfront lots are relatively high dunes. But I wouldn't waste my time looking for an area that has no possibility of flooding (we have friends in Gainesville who had the worst flood damage I've seen in the last 5-10 years).

I also wouldn't worry about hurricanes. We get them. When and where and how bad is anyone's guess (past performance is no guarantee of future performance). So I'd be prepared - but - like I said - not lose sleep over them. Robyn
