Eagle Harbor and Flemming Island are fine, it is Orpange Park but also called Doctors Inlet. , OP has a more of a family reputation I use to joke that you needed a mini-van and kids to live there.
FI & EH have that shopping area right on 220. The traffic on 17 as you go north towards 295 can be a pain depending on the time.
The one thing is in addition to the CDD fees you will also be paying HOA My sister is in FI and her HOA is close to $140 a month on top of the CDD.
There are a couple of older subdivisions that you don't have CDDs that are nice .
I will PM you

CDD Fees
<<This CDD fee is paying back that bond money which will eventually be paid off. When? I don't know how you find that out.>>
CDD's bonds are 30 year bonds. They would expire 30 years from the date the home was built... but who can predict what will be going on 30 years from now??
Only newer subdivisions (less than 5 years about) have CDD fees as it's a new way to get more money out of home buyers. An agent can "sort" out communities that have a CDD fee with a MLS search.
Cheers!

There's Always Something!!! But Hey It's Got To Be Better Than Here. Right Now We Can't Even Go Outside, There Are Fires And All The Smoke Makes It Hard To Breathe. It Is So Hard To Find That Perfect Place. I Am A So Fl Native And Have Always Loved It There. My Husband And I Are Comprimising On Where To Live There. He Is In The Navy And We Rushed Into Living Here In Ca (where He Is From). I Just Don't Want To Make The Same Mistake Again. And I Also Don't Want To Move Again At Least Untill The Kids Are Grown Maybe. He Is Retiring Soon And Is An Engineer, Any Kind Of Work Out There For Him?

Okay ... I moved from CA to JAX exactly one year ago. I have a child in high school and had to select a place on very limited information. I know the CA traffic .... been there, done that. However, in the area you are talking, e.g., Clay County, you will be VERY frustrated. Two lane roads, lots of lights, high traffic and no where to turn out if you miss your turn. Also, schools are hit and miss ... you are better to be in St. Johns county with small children and I think you will like the amenities much better.
Lived in CA my entire life until last year ... and JAX is great city. You will have to adapt to some things .... like no Sub-Marina, In-'n'-Out Burger, etc. but overall, I'm very happy with the move. Good luck!

In-N-Out Burger....
Fodder, we moved here to Jax from San Diego over 5 months ago. Good point about no In-N-Out Burger or Sub-Marina being here!! You know what? We were talking to a guy working at Jamba Juice (Jax has one now!!) that had also lived in CA, and he said that Jax actually had In-N-Out Burger, years back, I guess...guy sold his business or ran out of money or something. I wish they'd bring it back!!! CA might not seem as far away then. I miss Wahoo's Fish Tacos, too. At least Jax has Qdoba in St. Johns Town Center, which reminds my husband and I of Chipotle. I do miss the CA cuisine, though...

OP is a good place to live. It's just a bit over-grown but either you like it or you don't, like most things. There's nothing wrong with the place.

Oh, yeah...Baja Fresh was good, too! Did you have La Salsa in AZ?
