My husband and I are moving to Kansas City in a few weeks and Im having trouble finding a 2-3 bed house (not a duplex) to rent that is within our price range (up to $1200) that isnt overly '80's (bad carpet, linoleum, archaic appliances, etc.) Are there any newer neighborhoods, or neighborhoods that are mostly updated that have low crime rates and quick access to the city? We would like somewhat suburbia but not over the top We are open to both KS and MO. We currently live just outside of Denver and love the closeness to the city but also love our yard! Ive heard alot of things about OP but I havent heard too much about north of KC or the areas in MO. Also, to anyone who has lived in Denver: how does the traffic compare?

Oh and unfortunately neither one of us have been there before and we will be moving in without having the chance to shop around in person at all....all our house shopping will be over the internet! so any help would be awesome!!

It's a close in neighborhood between the city and suburbs. It's updated, has a yard and is 1100 a month. This area might be just a tad sketchy, just because it's on the edge of Waldo rather than in the heart of Waldo, but I wouldn't think anything of it as a renter. It would be a great way to get to know KC from a closer in area.

If you are ok with going further out, the best bang for you buck will be Blue Springs.

Here is a home in Blue Springs that seems to fit what you want.

By the way, I know Denver about as well as KC and traffic in KC is nothing compared to Denver. KC has so many more highways and beltways than Denver does while 80% of Denver is built along 25. The commute from even Blue Springs to downtown is rarely more than 20 minutes even during rush hour. God I miss KC's "traffic". Denver has far better transit, but Waldo has good transit and Blue Springs has really good commuter bus service to downtown if you will be working there.

This home in old Leawood looks like a good fit too. Not sure how updated it is though. By closer in area.

The first link kcmo posted is a home in the Santa Fe Hills area, which is a neighborhood we used to rent in. I would agree that it's probably in your price range (the 3BR we rented a few blocks from there was, anyway). Very quiet, minimal traffic, large yards by urban standards. Not particularly new or contemporary homes, though.

There are quite a few places to rent in the Volker and West Plaza neighborhoods.... I relocated here from Austin, and really like this area. I can walk or bike to restaurants, grocery,Doctors and Dentists. But not sure if you need schools... that's the deal breaker for a lot of people. I don't care for the suburban cookie cutter shops corporate restaurants, so this is a great area.... check Brookside ($$$) and Waldo ($)
