The traffic on 470 can be very bad to wide open. It depends. Most of the time during rush-hour it's going to be bad... But, you can't have it all...

Yes, I do like St. Joe but it's in a decline. Are you from St. Joe? Is it coming back? If so, I'm wrong, and I hope I am. If you drive around St. Joe, you can see how nice it used to be. I think it can make a come back... I'm all for it. The people that live there really deserve it too. They are hard working very nice people.

I guess I did kind of go off on a tantrum there about Missouri didn't I? Bad day I guess. Take to look at what I said and see if you don't agree with at least some of it. Surely you must agree that people in Missouri are terrible drivers? Yes the "stupid" comment was rather unseemly wasn't it? I do apologize if I offended anyone.

This is helpful! Thank you very much...I am going to google the are around I-29 and Barry road for info on homes. How far north of the city is that would you say? And how are the schools in that area? We don't have kids yet, but probably soon. thank you!

I-29 and Barry Rd. is only 15 minutes north of downtown. That would be located in the Park Hill School District. Good schools as far as I know. Sorry you had to read through the scuffle between me and city-man.

Smithville Schools are smaller than Park Hill SD. Smithville is a 25 minute drive to downtown. Population is around 6 to 7000. Nice town. Very diverse in terms of neighborhoods and houses. For some things, you may need to drive to Barry Rd and that is about 15 minutes away. (Target, Walmart, Lowe's, etc.)

Default Considering ST JO again

Well, we're all over the place. My husband checked out Smithville and wasn't wowed by it. No offense to anyone.

He took a look at a neighborhood in St Jo west of 29, north of 36...said it was pleasant.

But it St Jo really in decline, or is it just NOT growing at a substantial rate?

I am not sure what the fellow meant by "in a decline" because, for ALL intents & purposes, it is NOT in a decline!

Where is the proof of this so-called "decline"?

I can (and have) provide all kinds of proof to the contrary!
