Yeah, I think the Plaza has far more 'exclusive' stores than Briarcliff.

As for any entire retail center, Briarcliff just seems thoroughly upscale. Anybody may be able to go there, but it seems pretty exclusive of anything not upper-middle class+. If you can't see that, I can't help you. It's like Kay Barnes and Company wanted to create a more upscale Brookside secluded from the common and black people. And I think such an idea fits her personality perfectly, even though I admire her for tackling P+L.

I'm not arguing that it's not more upscale than Brookside is, because clearly it is. All I said was that I do not think it's the most upscale shopping area in the metro. The Plaza has the very high-end stores in a way Briarcliff doesn't. There are stores on the Plaza that don't have a counterpart in the Midwest outside of Michigan Ave in Chicago.

Overall, though, the Plaza is pretty open to all types, with only a handful of places catering to a truly upscale crowd. There are few reasons for most outside that crowd to go to Briarcliff, as it's more thoroughly upscale. Probably the number one reason one would see stragglers at Briarcliff is those checking out or shopping at Green Acres.

^True, but there's also nothing there that can't be found elsewhere in the metro. Several of the stores can't be, but the items they carry can be (i.e. Amelia's carries Big Star jeans -- so does Buckle ). So it's an upscale spot -- again I'm definitely not arguing that point -- I'm just not sure it really draws many people period from throughout the metro. Whereas if I want Burberry, I have two choices: The Plaza or a weekend trip to Chicago. That to me is what really makes the Plaza something that can draw from the whole metro's upper-class population in a way that Briarcliff doesn't seem to.

Right, it's more an upscale neighborhood center. But being so, I can't think of another that is so exclusively upscale, not even in Leawood.

I'm not saying it isnt upscale but it is actually very neighborly. They hosted a Farmer's Market every Thursday night with a dog wash and all kinds of activities. To me, exclusive implies that only certain people can go there. Sure, the upscale nature of the stores will price certain demos out of shopping there but when you have a neighborhood with multi-million dollar homes attached, what do you expect? Payless Shoes to be the anchor tenant? They need stores to cater to the main demo they are trying to attract.

It's funny... I have lived up north my whole life and driven or rode that stretch of highway hundreds of times including everyday for work before it was developed and I cannot picture what it looked like before.
