I'm building a house in Seven Bridges, which is about a mile west of 435 and two miles south of the older PC area, so I've researched the airport noise issue a bit, but not actually lived it. I'm assuming you're interested in a subdivision, and not a 5+ acre site out in the middle of nowhere.
Two of the runways point N-S (west one is the primary), and one on the south side of the airport points E-W (this runway is for crosswind landings and backup only). Most air traffic runs either a mile south of 120th st, or 1-2 miles east of I-435. Hence you may be able to see a lot of planes and even the control tower, but the planes are rarely closer than two miles away, and never overhead. For the planes to fly overhead, they would have to turn 45 degrees immediately on takeoff or landing. PC is actually quieter than much of the northland area for airplane noise.
It's the homes east of 435 between the river and Barry Rd that get it the worst. Planes on approach to KCI sometimes fly right over those houses at surprisingly low altitude (1000-2000ft?) for being 5-8 miles away.
In general, KCI was designed to avoid being a noisy neighbor. It has a massive buffer of space around it and zoning prevents new homes from being built too close to the ends of runways. Most of the planes are smaller 717 sized craft.
If you're
looking for airplane noise, then live close to Wheeler airport in mid-August. The KC airshow delivers.
