Please list luxury apartments in Overland Park. I do not have time to visit complexes to gauge if they are "luxury." Luxury would include good ventilation to not smell cooking from other units.

I visited Weston Point & Wynnewood Farms. Wynnewood Farms is "nicer" but abuts a cell tower. I like the private entrances at Weston Point (no breezeways for "upgraded units"). But, neither quite seem "luxury".

Good ventilation would just be basic to me, not luxury!


I would look at newer complexes, like Residences at Prairie Fire, Corbin Park, The Village at Mission Farms, Mission 106, The Avenues.


Of those, I like The Village at Mission Farms best.

Luzianne's recommendations are quite good. Is Overland Park a requirement, or is Leawood also acceptable? If Leawood is all right, then I absolutely second Mission Farms. Since your post specifically mentioned Overland Park, then I would suggest something near Deer Creek, Prairie Fire, or the town houses near downtown Overland Park (mostly owner occupied but might have a rental or two).

Thank you; I visited Corbin Park & The Avenues. One was wired apparently only for AT&T U-verse. Is having no choice in tv-phone-internet services typical for subdivisions?

Hmmm...not sure. I would think that all would offer all three.

I think it's somewhat common to only offer one cable/internet option in apartment complexes. Cable co. gets guaranteed business and usually offers some sort of pricing deal (if any pricing in the cable universe can be considered a "deal").

Yeah, I guess some complexes are only wired for one service.

Although one can ask if Google Fiber is available. I've seen some luxury apartments that do and even if they didn't, they anticipate hooking up the service. You are talking to someone who had to do an apartment\house search in both Kansas and Missouri side for at least a week this last March.

In the reviews I've read all the luxury apartments in OP have mold, bugs, or insulation issues. I can't find anything decent either! What's up with all the mold problems! It's scary.
