I live in far-eastern KC in the area where KC, Raytown and Independence meet, a few miles southeast of the stadiums. It's a decent, if not fancy, area and I think you probably can find a place for about $100K, though it's certainly not going to be fancy. In fact when I was house-hunting last summer I looked at some like that (though I don't remember the exact prices).

For a price like that you can get something like this:

It's not far from me. There is a Starbucks close by (in front of a Walmart). Though to be sure the area isn't littered with coffee shops all over the place.

I like this suggestion. Rosedale has been increasing in value rapidly since I moved here a few years ago, especially closer to State Line and KU Med. I was thinking about buying a place there now for retirement in 10-15 years but those $100k gems in decent shape are getting harder and harder to come by.

What about Northeast KC? Pendleton Heights? I'm much less familiar with that part of town but it seems like there are some nice blocks up around Kessler Park both east and west of Chetnut trafficway. Although I would say Independence Drive up in that area looks pretty rough.

Pendleton Heights is a great neighborhood. The Northeast has its sketchy parts, but it's gentrifying rapidly and is one of the most beautiful parts of the city. I would strongly consider that area if you're willing to be a sort of urban pioneer. It's diverse and wonderfully historic.

We went to dinner in Rosedale tonight, such a cool 'hood. But, yeah, most of the homes there at that price seem to necessitate a bit more along the lines of rehabbing.

The 338 Bales property is about a mile from where my husband used to teach, and, yes, blight would be the term to use.

Got some great looking woodwork in certain parts of it, though. Other rooms pictured need more substantial work than I'd wanna tackle as a nonpro DIY-er (even one raised by a contractor). But I do love that area and houses like that.

It was sort of my impression that the homes up closer to Kessler park would be fine. Driving around along Cliff drive there, the blocks immediately adjacent look very well kept, right? I think I saw it suggested on this board that it was critical to be north of Independence, and preferably north of St. John. I am not certain how accurate that heuristic is though.

Agreed, these are all lovely homes (Bales being my favorite of the 3 as well!)

Can anyone tell me more about the blight? I've heard it mentioned in these forums but I'm unsure what it means?

Yep. Myself, if I were looking in that price range, Pendleton Heights, Scarritt Renaissance, or elsewhere in the Northeast would probably be my top choices. However, I know those areas are not for everyone, and I got a hunch that the OP might not be the urban pioneer type (although that's not to say those areas are exclusively for pioneers).

Blight refers to run down, distressed properties - maybe vacant or boarded up.

I do seem to remember Bales being one of the more run down streets in that area (although the further north you go from Independence Ave, the better it gets). You could try taking a look around on Google Streetview - although I noticed the streetview on that area looked to be around 3 years old, so it could be different now.
