Rj - I will check out the areas you mention. I don't want to be on such a large piece of property that I'm really isolated from neighbors. I live in a neighborhood of 1-1.5 acre wooded lots now and that is perfect for me - enough for privacy but still close enough to be a neighborhood. I also like being kind of close to shopping, restaurants, etc.

Lake Communities around Liberty
It's Sheral DeVaughn here. Riss Lake is a bit of the "keeping up with the Joneses" type of community with the HOA guidelines, etc., but a nice community nevertheless. Weatherby Lake is another great "true" lake community. However, if you want to be closer to Liberty, Amber Lake subdivision might be the way for you to go. I can't give you my contact info on this sight, but if you Googled me, you can contact me easily and I could refine searches, info for you much more easily. I'll post more areas if you'd like them, but Amber Lakes would meet you $400K requirement for a beautiful home in a Lake Community in or around Liberty.

Riss Lake is not near Liberty. It's clear on the other side of the Northland.
There are no residential lakes in or near Liberty. There are some a half hour away like Riss Lake and many others in Platte and Jackson Counties though.

Would the typical "rush hour" commute from Riss Lake area to Liberty typically be a half hour - or would it be longer for a business commute? How many miles about?

30 minutes would be the longest it would take. 15-20 minutes would probably be more accurate depending on where in Liberty you are going. Nearly the entire drive would be highway driving.

Smithville Lake is the closest, largest lake near Liberty. There are several nice neighborhoods near the lake but they will not let you build anything on the lake as it is corps property. Try Rollins Landing, Harbortowne, Harbor View or Grey Hawke at the lake they are all new and nice subdivisions withing walking distance to the lake

I looked at a house in Harbortowne that I liked. What I didn't like was that it didn't seem like there was much of anywhere to walk or run without going on a busy road with no shoulders or sidewalk. And the development itself is pretty small so not much distance to cover in the actual development. Is there a way to walk to the Smithtown Lake park area directly from this development without going out on the road? Are there trails/paths in the Smithville Lake park area? I drove through there but never could find any info on what all is in there.

Smithville has 23 miles of multipurpose trails. It has trails for walking, running, rollerblading, mountain biking, road biking. It has about every type of trial you could need. They are nice too.

Do you know - is there a way to get to the recreational trails from Harbortowne or other developments up there - directly, not via a main road - I think it is Mt. Olivet Rd that goes by Harbortowne development. What's the most direct way to get to them from this area?

Lake homes
We just found a lake an hour north of KC...Lake Viking. There are lake lots and lake homes available. It's a 600 sq foot lake you can build or buy right on the water. Most other lakes around here are smaller- 100 acres or so. This is comparable to Lake Latawana in size.
It's up and coming...we felt it was a good investment. We bought a lot out there to build one day. It's a private lake so if you don't own a lot you can't use the lake. A true hidden jewel! Modcut- only give RE info to the OP via a direct message if they request it.
