Since no one else answered you. Property values vary greatly. All are pricey. Some rentals but very few. Houses have docks. The roads are asphalt and slightly narrow and bumpy(slows down the speeders). A few cliquish people; but overall mostly upper middle class and professional people. The lake has a yacht club and a very pricey(from what i hear) but good restaurant.
About ten yrs ago i enjoyed a boat ride around the lake and the boat docks all looked very junky to me. A"Ruskin style house"(three bedroom ranch on a slab with bedroom windows the start at chest high) was for sale and it was 1st tier and needed a total remodeling from the outside any way because it had the old asbestos style siding on it. The price was $600k , in comparison the same style house in the Ruskin District of south Kc would sell for about 25-35 k for the condition it was in. The is a vast difference to the two neighbor hoods.
The people of Latowanna are in a constant battle to shut down the rock quarry to the west of 7 hwy which is on the west side of the lake. All in all a nice place to live and i think the kids go to Lee's Summit schools.
as we call them was for sale

They are part of Lee's Summit schools. If you have a child that is advanced that is the best district for them. If your child has special needs, you should move to another district.

Lake Lotawana questions
I lived at Lake Lotawana for 15 years ( 1991-2006) I loved every minute of it! It is a special place to raise a family. Most everyone there are very responsible people and very interested in the community as a whole. Being a member of the Missouri Yacht Club offered even more special ways to be involved with a caring, fun group of people. Children were welcomed and mentored at the social functions, sailing and skiing functions. Volunteers teach swimming lessons each summer, the local church offers Bible school and early worship services to allow boaters time to get out on the water after church!!!
It has become very expensive to live there....I bought when it was still somewhat affordable, I would rather live in a shack at Lake Lotawana, than the finest house in Johnson County! ( just sayin'!!)

Lake Lotawana is nice, but does it scare you that it's getting swallowed up by Blue Springs and Lee's Summit? Both of those towns are growing right into Lake Lotawana. I think Colbern and Route 7 will be a major suburban intersection within 5-7 years with all the big box stores, apartments etc.
Plus the homes that are not on the lake in that area seem like they start in the 400's. Wow.
You do have one of the best restaurants in the city...Marina Grog & Galley.

The sprawl will only get worse in the KC metro area. I am very glad to be in a much less crowded area with low stress.
