Southmoreland is the neighborhood around the Nelson (to the north and west). Basically from Main St to Gillham/Rockhill and 39th St to Cleaver. It has good proximity to Main St for the MAX and coming streetcar extension.

It can have fairly good walkability, but that took a hit with the recent closing of the two grocers - Nature's Choice had a fire and relocated (it is being replaced with a good Italian restaurant) and Thriftway's landlord jacked up the rent drastically, likely in anticipation of the coming streetcar. I've heard another market may be coming there, but we will see.

Personally, I agree with you on Brookside and I prefer something a little more urban and central, like Midtown. But it definitely does have it's charm/appeal and some sections of it can be very walkable with good access to transit. Maybe you could look at the Crestwood section of Brookside. That could put you within a short distances of the south terminus of the streetcar extension, along with the new Whole Foods, Crestwood shops, etc. The Crestwood Condo building is nice, if you want a rare condo in Brookside.

For condos in that price range I would look in South Plaza, the Plaza and Downtown. For SF homes I would look in Westside, Longfellow, Hyde Park and South Plaza.
