I just looked up the Smithville you spoke of. Is that a nice area? Really looking for somewhere that's safe for my 3 daughters. Also looking for a more conservative area. Is Smithville like that? You have been so helpful too.

Safe and conservative describes most of KC's suburbs. Especially the further out, more up-and-coming ones. Smithville, Platte City, Grain Valley, Liberty, etc....

I never even think about safety when it comes to the growing suburbs of KC. I don't think it's an issue anywhere in the metro except the ghetto areas.

What do you mean by conservative? Extreme conservative? Most suburbs are conservative by nature.

There is a HUGE difference between Lee's Summit and Smithville. Smithville is a tiny town (a few K), Lee's Summit is a large suburb (approaching 100k).

I'm doubt that Smithville has too many lake front homes. Most of Smithville Lake is a park, not a community.

In the Lee's Summit area, there are a lot of lakes, for recreation and residential.

Recreation lakes include Blue Springs Lake, Lake Jacomo, James A Reed, and Longview Lake. Residential Lakes include Lakewood, Raintree, Prairie Lee, Winnebago, Lotawana and Tapawingo.

Some are going to be small communities that are separate from Lee's Summit like Lotawana and Winnebago, some are very built up, upper bracket areas like Raintree and especially Lakewood.

What is the deal with the Sunbelt style architecture everywhere in the newer areas of the KC metro these days?

No way! That picture looks like one of Mission Viejo or Lake Forest, California, NOT what I would think of as being in the Kansas City area! That's a far cry from the lovely old Victorians you find in St. Joe and Liberty. I mean it's not bad, but the houses look like they're wedged pretty close together in this pic.

Hopefully the OP will be able to scope out the Smithville and surrounding areas and decide on an older or newer house and neighborhood. I'd give Liberty a good look--safe, conservative, established, good mix of older and newer homes.

My husband also works for GM. Are you transferring from Delta Township? He worked in the Detroit-Flint area for two years on a major retooling project in the '90's. We really enjoyed exploring Michigan and Canada. Henry Ford Museum and Greenfield Village, the Detroit Zoo are top notch, loved all the great restaurants. I'm not familiar with the Lansing area. Kansas City, both sides, has great, family friendly suburbs. You can check out housing with REALTOR.com - Real Estate Listings & Homes For Sale and search by price parameters and zip codes. Some Johnson County, Kansas zipcodes in your price range are: 66202, 66203, 66204, 66207, 66208, 66212, 66214, 66215. For the Missouri side, try 64064, 64014, 64015 (Lee's Summit, Blue Springs) 64068 (Liberty) 64118 (Gladstone). Start reading the Kansas City Star online to become knowledgeable about your new city. Ah, so you did recognize the Sunbelt architectural influences, eh? I swear the metro area has a southern and western bias these days when it comes to architecture. Cities like Chicago, Madison, Des Moines, and Omaha are much more Midwestern in terms of architecture obviously. You don't see many stucco houses in those areas.

Some of those houses in that picture, honestly, look like they have Spanish-tiled roofs on them! It's hard to tell just how large they are, but many look large enough to fall under the McMansion category, right along with the decidedly cozy-looking backyards.

At least the houses themselves don't all look identical to one another.

I LOVE Blue Springs, just moved from there to Houston (BLAH) Hate it here! anyway check out East Ridge Meadows it's a subdivision in Blue Springs, great schools!!! Blue Springs South highschool won state champions last year with a no loss all year in football!

my hubby used to work at Fairfax but took the buy out, East Ridge Meadows will be about a 35 min drive for your hubby! Blue Springs Rocks! BEST Schools in MO as far as I am concerned!
