Country rental (Kansas City, Excelsior Springs, Lawson: for sale by owner, loan, house)

My husband and I looking for a house to rent in the country. Due to my mother living up north, we are looking for north of Kansas City. Somewhere up around Excelsior Springs, Holt, Lawson. We would like something out side of any city limits, and at the very least 2 bedrooms. We do have one dog that is an indoor dog. He's 8 years old and fully house broken. We would concider something rent/option to buy, and we would concider something that does need SOME work. By some I mean, paint, maybe patch a hole in the dry wall, small stuff. But it must be fully functional and liveable. We live in the city now and have rented the home that we are in for the last 11 years. Our landlord hates to hear us even say that we are looking for somewhere else as we treat our house as if it was our own. But he does wish us well.

If anyone knows where I should look or of where anything is we'd appreciate any and all help that we can get. We do look in the paper all the time but, never any there that we can afford, if we were able to pay $1200 a month rent, we'd buy our own home.

home for sale by owner in lawson, mo $5,000.00 down and take over payments on FHA assumable loan. Our family has grown and are now becoming active in sports so we are going to try to move into town. our home is a 3 bdrm could be converted to a 4 on 1 acre with a 26x40 garage/workshop(that has a concrete floor and electricity). We are wanting $5,000.00 down and take over payments. ($1072.00 including taxes and ins)
