Default Is there a KC area like this?

I've lived here all my life, so I doubt it.

I used to live downtown and I loved it because I was pretty much close to everything, walking distance from a lot of things.

Now though me and my girlfriend are looking for a house that has a least some what of a yard, nothing huge. Are there houses in KC that are close to anything like restaurants, a small market store maybe... movie theater... anything really. We are an active couple in our 20s and just sick of having to drive everywhere. Downtown is what we would prefer but we have 2 dogs and really want them to have a yard. The only thing that works downtown somewhat ok are roof top lawns at some condos which are all 200k and up.

I haven't found this anywhere in KC. Well almost anywhere. Our budget is 140k or less for house and we want a good area, 2 car garage, etc.

Now I know there are some places that are close, but we can't afford Brookside, I have yet to find anything in Waldo that isn't overpriced. Same with Westport, Hyde Park, etc... if we do find something in our price range the problem is it will require another 20k worth of work to get the place up to par.

We both work up north of the river so it'd be nice to find something like that up north, but haven't seen it... maybe downtown parkville area but there is nothing on the market in our price range.

starting to think we may be better off just holding out a bit longer and moving out of KC..

I'm surprised that you're having problems finding anything suitable under 140K in the Westport/Hyde Park area.

It sounds like that's the area you'd want to be - it's the most walkable. (You probably won't be able to have a 2 car garage, though).

I'd look more into the Roanoke/West Plaza/W 39th area. There are numerous charming bungalows that should be in your price range and provide excellent access to everything you mentioned.

Have you looked into the Northeast at all? You might want to check out some spots in the area, such as Pendleton Heights.

Yeah northeast has some great houses... but the residents themselves are not so great. Theres a reason why it has 4k sq ft 10 bedroom houses for 100k and the property taxes are only 400/year.


Hyde Park does have a lot of great houses, but most i've seen in our price range cost another 10-20k to bring them up to date. The way they are built from what i've seen on many they have very very high electric/gas bills because they are harder to heat up or cool down.

The 2 car garage is also the hard part.... as safe as I think downtown/midtown is, many of the people i've known who didn't have a garage have had their car broken into or wheels jacked.. it happened to my roommate, it's happened to me... so yeah it's kind of a big deal to me now that i'd like to not have to have my car on the street. Maybe i'm just being too picky... Roanoke and West Plaza has a ton of houses but most for 160k+

I'm just wondering where you'd might move to that would offer this??? KC is almost as cheap as they get.

Pittsburgh.... austin/houston are pretty cheap too but i hate the weather. also seen some places around columbus. Of course this all based on internet searches (except for the ones in austin)

OR perhaps a place that is slightly more expensive but we can sell our cars or just keep 1. With gas prices the daily driving is just insane... but we can't do that here in KC, we would need to move to a place that has good public transportation, light rail for KC is coming too late, if at all.
