1st tier Midwest cities like Chicago and Minneapolis tend to have better long-term appreciation rates compared with other regional cities.

90k over 17 years sure looks a hell of a lot better than losing $200,000+ in a single year, doesnt it?

It's nice to have a ridiculous real estate bubble if you can make it out in time. If you don't then it sure does suck.

You also have to remember that this appreciation rate was in an extremely desirable established suburban neighborhood. Suburban neighborhoods in Minneapolis have had better appreciation rates over time compared with metro areas like Kansas City. Everyone likes to see good appreciation on the most valuable asset they own. This current mortgage mess and real estate depreciation cycle has been quite severe in many areas of the country, but not having very good appreciation over long periods of time heightens the price differentials between other metros across the US that can impact where and when people move if they get transfered to a different metro or get a promotion in a different metro.

The best hood for me, who is not the wanna be richy type, is the Volker Neighborhood. I like the old homes and the fact you can walk/bike to so many things in KCMO. I also like the Truman Hill area of Independence.

Lee's Summit is nice, so is Overland Park and some surrounding areas. I used to live in Independence and didn't have any problems, but it has as many "not nice" areas as it does nice. It all depends on your lifestyle, kids, etc.

I'd say stay close to where you work, no one wants to waste hours out of their day commuting. 435 at rush hour is a nightmare, as can I70 be. There are decent homes in most any area. Personally if I were looking I'd avoid Grandview, Kansas City, KS, and Raytown. Independence would be very iffy. Grain Valley and Blue Springs seem to be emerging bigger lately as "in" places.

I've got a nice home in Lee's Summit I'll sell you .... hubby is possibly being transferred to Tampa.

On the Kansas side, Prairie Village, Leawood, Fairway, Mission Hills (pricey). Missouri, Plaza, South Plaza, Brookside or northern part of Waldo, Parkville. Actually most of these areas are right next to each other, just on opposite sides of the state line. I live in PV personally and like it alot. I prefer to be closer in to plaza, midtown, downtown. OP and Olathe are just too far away (although nice areas), but it depends on the things you are looking for in a neighborhood. For new homes all listed above would not work as they are older established neighborhoods, although tear down rebuilds are beginning to not be that uncommon.
